Housing Counseling
Pre-Purchase Counseling:
Do you want to buy your first home? Are you ready for the commitment?
Housing Solutions offers free Home Buyer Education Classes. These classes are taught by realtors, lenders, personal finance educators, real estate attorneys, insurance agents, title agencies, social service agencies, and home inspectors. Participants will receive 8 hours of group sessions and 2 hours of individual counseling.
The class topics will include but are not limited to:
- Creating a family budget
- Savings accounts
- Credit analysis/improvements
- Working with a realtor
- Home search
- Types of loan products
- Pre-approval
- Financing a home
- Mortgage closing process
- What is a title agency?
- Predatory lending
- Real Estate Settlement Procedures Act and the Fair Housing Act
- Down payment assistance opportunities
- Home maintenance and home inspections.
Financial Literacy:
Having trouble making ends meet? Not enough money each month to save? Housing Solutions offers free budgeting sessions. The participant can choose between group or individual sessions to create and follow through with a spending and savings plan.
The class topics will include:
- How to create a budget
- How to track your spending
- Needs verses wants
- Goal setting
- Emergency savings and savings accounts
- Banking information and money saving tips
During the individual sessions, participants will review their spending habitats and set goals. We can work with a spending plan to accomplish goals. Many participants will want to made home ownership a goal and others may want to save for emergencies. No goal is too big or small.
Post Purchase Counseling:
Being a new homeowner can have its challenges. You are now responsible for all maintenance and how to put equity into your home. Do you want some expert advice on the care of your home?
Housing Solutions has free Post Purchase Classes. You can join with other new homeowners to gain the knowledge needed to be a successful homeowner. We have invited personal finance educators, home inspectors, home insurance agents, appraisers, lenders and home improvement/DIY experts to discuss your home with you.
Topics will include but are not limited to:
- Savings accounts and family budgets
- Home maintenance and rehabilitation of a home
- Foreclosure/default basics
- Social service resources
- Utility cost, energy efficiency
- Responsibilities of home owners
- Mortgage/refinancing home equity
- Tax information
- Reverse mortgages
Foreclosure/ Default Counseling:
Are you having trouble paying your mortgage payments? Are you getting behind in all your bills? Housing Solutions has a HUD certified Housing Counselor on staff to assist you. You will work one on one with the Housing Counselor on a monthly budget, contacting your lender and setting a plan of action. The Housing Counselor can assist you in making contact with your lender to create a plan that will work for your family and your budget. Most lenders will need a hardship packet completed in order to assist you in payment arrangements. Your Housing Counselor can assist with all the paperwork and offer support to you during this process.
