If a program participant chooses one of your rental units, it is understood that all agreements regarding day-to-day living will be between you and the participating family.

Leasing Procedures

Step 1. Both the tenant and the owner complete the Request for Tenancy Approval (RTA) form. The tenant will supply you with this form.

Step 2. The tenant or the landlord immediately returns the completed Request for Tenancy Approval (RTA) form to the Housing Authority.

Step 3. The Housing Authority will contact the landlord to schedule the Housing Quality Standards Inspection.

Step 4. Once the property has passed inspection, the owner and the family will meet with the HCV Leasing Specialist to sign a HAP contract and lease.

Utility Allowance Charts

The Utility Allowance Chart is reviewed annually and changed, if needed. The following allowances were developed in accordance with the Code of Federal Regulations 24 CFR 982.517 and have been submitted to the local office of the U.S. Department of Housing and Urban Development, as required.

Lead-Based Paint

If the family that lives in the unit or is proposing to live in the unit, has any children under the age of six and the unit was built prior to January 1, 1978, any deteriorated paint surfaces will require testing for the presence of lead.

HUD Accessibility Notice (Section 504)

The following Notice is current and applies to all vendors and Section 8 landlords that are participating in federally funded programs administered by the Housing Authority.

The purpose of this Notice is to remind recipients of Federal funds of their obligations to comply with pertinent laws and implementing regulations which provide for non-discrimination and accessibility in Federally funded housing and non-housing programs for people with disabilities. Additionally, this Notice provides information on key compliance elements of the relevant regulations and examples and resources to enhance recipients’ compliance efforts, however, specific regulations must be reviewed in their entirety for full compliance.
